Processing Flow

 We will review your file and e-mail a list of missing documents to the L/O, and send required disclosures (if applicable).

 When all missing documents are received, we will submit to specified lender with 24 hours.

 We will order verifications and any other third party documentation, if required.

 Title/Escrow will be ordered if L/O specifies processor to do so.

 When loan decision is received, we will e-mail the L/O of any other documentation needed to order loan documents.

 We will submit all Prior-to-Doc conditions when received.

 When all Prior-to-Doc conditions are signed off, we will contact L/O for final interest rate and fees to complete the Doc Order form and send completed copy to L/O for approval before sending to lender.

 Contact Escrow/Closing Agent to notify docs were ordered.

 Work on clearing any Prior-to-Funding conditions.

 Notify L/O of approx. date loan documents will arrive at Escrow for signing.

 When loan documents arrive at Escrow, we will request an Est. HUD 1 to review with L/O to make sure figures are accurate. Processor will send final 1003 & GFE for signatures and request a signed copy be returned for loan file.

 Submit any closing conditions to ensure funding is not delayed.

 Make sure loan funds on time to assure everyone gets paid.
